New Maintenance Building Project

History
The existing maintenance building for the district is extremely old and well past its useful life. There is no running water, restroom facilities, or appropriate hvac amenities. Additionally, the building sits within the floodway of Walker Park and is susceptible to annual floods. In May of 2022, the Board of Commissioners selected Wight & Co. to provide the district with assistance towards a building plan. As part of that process which examined the condition of the maintenance building and the Walker Park Recreation Center, it was determined by the Board of Commissioners that a new maintenance facility would need to be constructed and selected as the first priority. The existing residence at 7601 S Wolf Road and the detached garage will be demolished and the new building will be located at that location.
In February of 2024, the Board of Commissioners entered into an agreement with Wight & Co. to provide design and engineering services for a new maintenance building. Wight & Co. began designing a new facility and started the accompanying permitting process. The initial estimate for the building is $3,800,000 with an anticipated construction start date of April 1, 2025. The district plans to use reserve funds to pay for half of the building and issue bonds to pay for the other half. Without unplanned interruptions, the project is expected to be completed by the end of 2025.
March 2025
- Wight & Co. received and approved the shop drawings for the Pre-Engineered Metal Building. The building is scheduled to be delivered in June.
- The team at Wight continues to address all of the plan comments from the Village of Burr Ridge, Cook DOT, and MWRD.
- MWRD permit approval was received on March 26.
- The team at Wight attended a preconstruction meeting with Burr Ridge and a partial permit will be issued to keep the initial construction timeline on schedule to continue with demotion, site grading, and foundation work while final comments from Cook DOT are being addressed.
- One bid package was opened for the solar panels. Only one bid was submitted and the team at Wight is evaluating if a re-bid is necessary.
- Homer tree was on site to tag trees that will remain on property.
February 2025
- Confirmed some minor adjustments to the project due to the deletion of the originally planned mezzanine storage area above the office space. There were some items deleted as well as some new items that were required as a result of the change (Original required steel and concrete was deleted, small changes for concrete, masonry, and heating system). New bollards were added to the plan.
- Confirmed the material testing and construction inspection requirements will be conducted by CGMT: Construction and Geotechnical Material Testing, Inc.
- Continue to work with the Village of Burr Ridge and Cook County on permits.
- Discussion has begun on some of the specifics for the fence that will be installed along the south end of Walker Park.
January 2025
- Overall planning and details of the development continue:
- Building siding details and colors were reviewed and approved.
- Investigation into adding high-level windows to the building was reviewed and, due to the additional cost, were not added to the project. The substitution will now be adding smaller windows to the large overhead garage doors to allow for some natural light to enter the building.
- Investigation into adding overhead fans inside the building was reviewed and, due to the additional costs, were not added to the project.
- Initial coordination with utility companies has commenced.
- An initial review of solar panel installation took place. The building was initially designed to structurally support solar panels on the roof for installation in the future. As the first two rounds of bids came in under initial estimates, planning is moving forward with installation of solar panels as part of the planned construction.
December 2024
- The Board closed on the $1,900,000 bond issue for the new maintenance building
- A second round of bids were opened for Excavation and Site Utilities, Concrete, Masonry, Structural Steel & Misc. Metals, General Trades, Painting, Storefront & Glazing, Mechanical, Electrical, Plumbing, Fire Protection, Asphalt Pavement, Flooring, Sectional Doors, and Landscaping.
- The Board approved an agreement with Wight & Co. for Construction Management for the new building.
November 2024
- The Board approved Ordinance 2024-4: Authorization to issue a bond for the new maintenance building for an amount not to exceed $2,000,000
- The first round of bids were opened for Tree Removal, Building Demolition, and the Pre-Engineered Metal Building
- The Board approved a Guaranteed Maximum Price (GMP) Package for the new building from Wight & Co. for an amount not to exceed $3,842,600
